1) You may own a home anywhere in Florida and use it totally unrestricted for your own enjoyment. You can allow your family and friends to come as often and long as they want ... as long as no rent is charged !

2) If you wish to rent out your vacation home in between your own usage, then the home must be located within a Short-Term Rental Zoned Community.

3) You may permanently reside or long term lease in a short term vacation community at any time, but you can never, ever, rent out a home on a short-term basis that is not located within a suitably zoned area.

4) A short term vacation rental must be correctly licensed with the State and County. State and County sales taxes must be collected on each rental, accounted for each month and paid monthly to the various agencies. Annual Federal and State taxes must also be accounted for, filed and paid.
